For the Parents

In short, ASAP! We always rent exceptionally fast, and extremely early. We fill up more quickly than any of the downtown options so when we start the rental season on October 1, don’t wait!

Once you have signed, you are fully responsible for that contract. To cancel your lease, you will need to find someone to take over and pay any applicable re-let fees. The new applicant will need to pass the credit, background, and eviction screening before being approved to take your place.

Rent is due on the 1st of every month. We encourage all our residents to set up electronic recurring payments so that you never have to worry about missing a rent payment. If rent isn’t paid by the 6th of the month, you will receive a $50 late fee. Click here (hyperlink to resident portal/recurring payments page) to set up recurring payments.

Yes, you will need to speak to your financial aid advisor so they can explain how you will get your funds. We are a separate entity so the funds would go directly to you and then you would use those to pay your rent. We also accept 529 plans.

We require that all of our residents obtain a renter’s insurance policy for the duration of their lease agreement. A renter’s insurance policy doesn’t just cover the loss of your personal property, but it also protects you from personal liability. Renter’s insurance is a relatively inexpensive way of covering your personal property and providing peace of mind.

Hillside Commons offer’s its own master insurance policy which you will automatically be enrolled in if you do not have a verified insurance policy on file at move-in.

More than a housing complex, we are a welcoming residential community designed with students in mind. As a member of our community, you’ll live with and be surrounded by friendly peers all sharing the experience of being enrolled at SUNY Oneonta. Our spacious, safe, and secure apartments provide your student with options – from living solo, moving in with a suite of friends, or meeting new friends to become their roommates – Hillside Commons provides a complimentary and accessible living experience for everybody.

Meanwhile, the study rooms, fitness center, and other amenities that we provide help your student maintain focus on what matters: school, health, and personal happiness.



For the Students

In short, ASAP! We always rent exceptionally fast, and extremely early. We fill up more quickly than any of the downtown options so when we start the rental season on October 1, don’t wait!

Not if you attend SUNY Oneonta. Our private shuttle runs to and from Hillside to campus three times an hour starting at 7:45am until as late as 9pm some nights. Our shuttle also runs late night to the downtown Oneonta nightlife Thursday until 1:15am, and Friday and Saturday nights until 2:15am.

A guarantor is someone with a healthy credit score and is willing to guaranty the lease will be paid. We do a credit check on that individual to make sure they qualify. If you don’t have a guarantor, call us and we would be happy to review other options!

All residents have a 24-hour Resident Portal where maintenance requests can be submitted. Requests can also be submitted over the phone or in-person at the office. Maintenance requests are completed in order of priority and date received.

Your rent includes all utilities (electric, gas, water, trash removal), an upgraded cable package, high-speed Wi-Fi, and free printing in all of our study lounges. Your unit comes fully furnished with all stainless-steel kitchen appliances, and you’ll even have a full-sized washer/dryer in your unit! Your rent also includes access to all of our amenities and a full-service staff including 24-hour maintenance.

Our leases run from August 15th to July 31st. If you chose to renew your lease for the following year, you will not be required to move out for those 14 days!

Our leases are written by the bed, meaning each student signs their own lease for their individual bed space. Instead of sharing financial liability for the monthly installment payment rent with roommates, each student is liable only for their share of the installment payment. Our approach to housing contracts protects students’ interests as well as keeps the installment payment prices reasonable.



For the Graduate Students

If you do not already have roommates in mind, we can help! Through our extensive roommate matching service, we can make suggestions based on their lifestyle preferences, study and sleep habits, and other variables. Not only will we find a suitable roommate, we’ve also been known to find life-long friends.



For the International Students

Yes! Our staff plans monthly resident social events for fun and networking opportunities. These events range from pizza parties to breakfast-2-go, from free yoga classes to Casino Night and gaming tournaments. We also keep our residents connected to SUNY Oneonta-sponsored events, so they don’t miss a thing! We want your student to succeed academically as well as socially!
